Document accessibility features with useful property evidence

Create an accurate feature record with photographs, measurements, routes and unresolved questions, while keeping listing evidence separate from compliance conclusions.

Start with specific features and questions

Accessibility needs differ. A general label cannot tell a guest whether a particular entrance, route, bathroom or bedroom meets their needs. Start with the actual feature being described and the evidence required to explain it. Record what exists, not what the owner hopes a guest can manage.

Airbnb provides guidance for presenting accessibility features and supporting photographs. Review the current platform requirements when preparing a submission. Keep those listing requirements distinct from building-code or legal obligations, which depend on the property and applicable rules. A platform feature review is not a universal compliance certificate.

Trace a complete guest journey

Connect parking or arrival, entrance, relevant rooms, bathroom and outdoor features on a simple route map. Record changes in level, door configurations and material conditions that affect the path. Photograph the relationships between areas rather than showing only an isolated feature that cannot be reached by the same route.

Use a consistent measurement method and units. Identify the person, date and configuration measured. A doorway measurement with the door in one position may not explain the usable opening in another. Mark uncertain or unmeasured facts explicitly. Obtain qualified advice for technical interpretation or proposed alterations instead of turning a rough survey into a compliance claim.

Photograph the feature in context

Take clear images that show what the guest needs to evaluate: the approach, relevant opening, surface, installed equipment and relationship to adjacent space. Include useful context without concealing an obstruction through staging. Save the image date and connect it to the property record.

A movable piece of furniture can alter the route after the photograph. Specify the standard reset arrangement and communicate it to the local team. If a feature is temporarily unavailable, update the listing information through the operating process. An older approved photograph should not remain the only evidence for a changed property.

Separate verified facts from professional conclusions

Use the Access Board's technical guides as background where applicable, while asking a qualified professional to determine the requirements for this property. Do not assume one dimension, fixture or product makes an entire rental accessible. Avoid installing improvised supports or describing decorative hardware as assistive equipment.

For each listing statement, record the evidence and whether professional interpretation is needed. A guest question may ask for a measurement or a photograph rather than a broad assurance. Answer using the current record and say clearly when a fact remains unverified. This is more useful than guessing about an individual guest's abilities.

Maintain feature information after changes

Add feature evidence to the installation handover and room reset instructions. Flag purchases that might affect a route or controls. When furniture is replaced, repeat the relevant survey and compare the result with the listing description. Keep the earlier version so the change can be traced.

Give the person maintaining the listing responsibility for updating images and text. Review recurring questions as signals that a feature needs clearer information. The record should help guests make informed decisions and help the owner manage accuracy. It does not replace a professional assessment of the property or its obligations.

Keep the accepted result useful after the project

Assign a record owner for each feature that appears in the listing. Keep the current statement, supporting photograph, measurement details and professional correspondence together. When a proposed purchase could affect the feature, flag that dependency before approval. The reviewer can then decide what new evidence or qualified interpretation is needed. Preserve superseded photographs with their dates, while making the current version obvious to the listing manager. Do not let a convenient old image override the installed condition. A feature record should remain responsive to real changes and questions, and should identify uncertainty without turning it into a broad assurance about the whole property.

Worked property example

Hypothetical planning scenario, not a client result.

Illustrative scenario: a listing photograph shows an unobstructed entrance, but a new console narrows the route from that entrance to the bedroom. The owner measures the actual arrangement, updates the reset plan and retakes the relevant photographs. The description reports the verified features instead of retaining a broad claim based on the previous layout.

Run a statement-to-evidence review lab

Copy each proposed feature statement into a worksheet without changing its wording. Beside it, list the current photograph, measurement or product document that supports it. Add the date, the measured configuration and the person who prepared the evidence. Leave a blank evidence field visibly unresolved rather than supplying a plausible assumption.

Trace the route needed to use the feature. A documented bathroom fixture does not explain how someone reaches that bathroom. Record relevant room relationships and any change in level, and identify where qualified interpretation is required. Keep platform listing requirements and property-specific professional review in separate columns.

Ask the listing owner to verify that the published wording matches the supported fact. Revise broad assurances into specific descriptions where appropriate, using the current platform process. Schedule a new review when furniture, surfaces or equipment change. The completed lab is an accuracy record; it is not a finding that a particular guest can use the property or that all obligations are satisfied.

Apply the lesson to your property

Record verified information for your property. Keep source documents with the worksheet and assign unresolved questions to the person who can answer them. Entries remain in this page until it is reloaded; they are not sent to MyBnBDesign. Download your completed record before leaving.

Common questions

Does a platform-approved feature certify the whole property?

No. A platform feature review and a professional determination about property obligations are different processes. Preserve specific evidence, use accurate wording and ask the appropriate professional to interpret technical requirements for the actual property.

What if I cannot verify a dimension remotely?

Keep it marked as unverified and assign a local measurement or professional review. Do not infer it from a wide-angle photograph or another unit’s plan. Record the method, configuration and date when the measurement is obtained.

How often should feature evidence be reviewed?

Review it when furniture, surfaces, equipment or routes change, and when a question reveals unclear information. Set an operating owner for updates. The relevant trigger is a possible change in accuracy, rather than assuming old images remain sufficient indefinitely.

Source material and further review

The workflow, lab and example are original planning guidance. These primary resources provide background; manufacturer instructions and qualified property-specific review remain important where relevant.
