Refinish vs replace furniture in a vacation rental

An existing piece earns its place by fitting the room and remaining serviceable. Compare restoration with replacement only after inspecting structure, dimensions and the finish. A cosmetic refresh cannot resolve loose joints or a poor layout.

A worked planning scenario

A hypothetical cabin has a solid dresser with a worn top and drawers that still run smoothly. A refinishing quote may preserve a piece that fits a shallow alcove. The same quote would be less compelling for a dresser with damaged runners, persistent odors and a footprint that blocks the bedroom door. Inspect before deciding which case you have.

A practical decision process

  1. Photograph the piece from every side, measure it and list all defects. Ask a repair specialist which defects are repairable and whether old coatings require specialist handling.
  2. Obtain a written restoration scope including collection, materials, finish, curing time and return delivery. Compare it with a replacement delivered and assembled in the same room.
  3. Check the calendar for a genuine work window. Keep a substitute if guests need the furniture before the restored piece is ready.
  4. Save finish and hardware details in the property inventory. Inspect the piece again after installation rather than accepting a surface-only photo.
