Compare rental furnishing quotes using the same scope

Two proposals with the same headline label can assign very different responsibilities. Normalize the scope before comparing totals, and separate confirmed inclusions from assumptions that still require an answer.

Start with one room and inventory brief

Give both providers the same property details, guest plan, rooms, retained furniture and target date. Specify whether the project includes outdoor areas, kitchen inventory, textiles and photography preparation. A provider cannot price a complete brief that changes between conversations.

Separate goods from services

List design, purchasing, receiving, inspection, storage, assembly, installation and packaging removal independently. Record whether each is included, excluded or undecided. Request the basis for allowances and any markups or handling charges rather than treating an estimate as a fixed total.

Compare change and delay terms

Ask how substitutions, damaged goods, extra site visits and unavailable inventory are handled. Confirm approval responsibilities and payment milestones. A low design fee may leave the owner with coordination work that another proposal includes.

Make the remaining gaps explicit

Write down every unresolved item before selecting a proposal. Put the final responsibilities into the agreement and shared tracker. Use your time, local team capacity and desired control to interpret the comparison; price alone does not capture those differences.

A worked planning scenario

A hypothetical owner compares a design-only quote with a quote that includes installation. Adding receiving, assembly and local coordination to the first proposal changes the comparison. The owner can still prefer it, but the choice now reflects the same intended result.
