THE STR OWNER’S DESIGN MANUAL

Specify a pet-friendly rental as a care system

Coordinate approved pet policies, washable components, cleaning methods, storage and replacement records instead of choosing furniture from a single durability label.

Translate the operating policy into design requirements

Begin with the property's actual pet policy and local operating process. Identify which rooms and furnishings guests are permitted to use with pets, where supplies are stored and who answers questions. A pet-friendly label does not determine the cleaning method, insurance terms or permitted use of a particular product.

Walk the arrival and departure sequence. Consider where guests place leads, wet gear, towels and waste supplies, without assuming any feature eliminates damage or odor. Keep the policy separate from the product specification. The designer needs to know the activities and expected exposure; the manager needs a clear process that can be communicated and maintained.

Inspect complete furniture construction and care

Compare the frame, seams, cushion construction, cover removal, surface finish and accessible underside of each candidate. Obtain care instructions for the exact model and material. A removable cover may not be machine washable. A marketed performance fabric may still restrict the cleaning products the team normally uses.

Ask about replacement covers, inserts and parts, recording exact identifiers and current availability. Compare the landed replacement cost and the practical remedy if a component cannot be cleaned in time. Avoid presenting any fabric as scratch-proof, stain-proof or suitable for every pet. Product evidence and the local reset trial should drive the decision.

Connect textiles to the laundry process

List each removable textile and the equipment or service that can clean and dry it under its instructions. Include furniture movement, removal, collection, drying and reinstallation. If a large washable rug requires off-site handling, the plan needs a responsible person, storage arrangement and an acceptable substitute or spare.

Keep pet-related cleaning procedures aligned with approved product methods. Refer uncertain sanitation, damage or health questions to appropriate professionals. The design brief should not invent chemical mixtures or substitute a decorating tip for a safe cleaning process. Record the cleaner's observations from a real reset and revise the specification where the workflow fails.

Plan guest supplies and owner stock

Assign a consistent place for permitted guest supplies and keep spare inventory separate. Label towels or covers where the operating process calls for it, using a system that does not depend on one team member's memory. Ensure storage conditions suit the products and that supplies do not obstruct circulation or maintenance access.

Record quantities from actual use rather than adopting an unsupported universal stock formula. Track withdrawals, replacements and obsolete items. A spare cover from a discontinued sofa should not remain in active inventory as if it fits the replacement model. The inventory must describe the installed property.

Review condition without assuming causation

Capture the accepted baseline condition and keep subsequent observations tied to the item and date. Distinguish routine wear, a particular damage incident and an unresolved source of odor or moisture. Follow the relevant operating and claim procedures rather than attributing every defect to the latest pet stay.

Use repeated observations to improve the design and care brief. If a surface consistently needs difficult repair, compare a different construction or a more serviceable component. Keep receipts, remedies and changed inventory together. Tax treatment of replacements or repairs remains a separate review using the actual records.

Keep the accepted result useful after the project

Maintain a component history for frequently serviced items. Record the installed model, cover or part identifier, approved care event, observed condition and remedy. When a supplier changes a fabric or construction, obtain the new instructions rather than reusing the previous approval automatically. Review whether a compatible spare was actually useful and whether its storage remained appropriate. Remove obsolete parts from the active register and reconcile new purchases to the property inventory. This history helps distinguish a recurring specification issue from a one-time incident. It also gives the owner useful facts for later purchasing and accounting discussions without assigning a cause or treatment prematurely.

Worked property example

Hypothetical planning scenario, not a client result.

Illustrative scenario: a host selects a sofa with removable seat covers, then discovers that the back upholstery requires a different cleaning process. The local team can wash the seats but cannot complete the back treatment between adjacent stays. The host reviews another model or arranges specialist support before purchasing. A matching spare is approved only after storage and compatibility are confirmed.

Run a cover-to-reset compatibility lab

Select one upholstered item and collect the exact instructions for the furniture, cover, insert and any approved cleaning product. Put the model and revision on a single care card. Mark which components are removable, which can be cleaned by the local team and which require another service. Treat missing instructions as an open approval issue.

Walk the complete reset sequence using a spare sample or permitted product trial where appropriate. Include removal, transport, permitted cleaning, drying, reassembly and storage. Record the equipment and responsible person at each step. Do not conduct an experimental chemical treatment or assume that one component's instructions apply to the whole item.

Now compare two interruption scenarios: a compatible spare is available, or the component must be ordered. List the actual operational choices and costs to confirm. The lab should end with a care and exception process, not a claim that the product cannot be damaged. Keep its receipts and replacement identifiers with the installed inventory.

Common questions

Does removable upholstery mean washable upholstery?

No. Removal and cleaning permissions are separate product facts. Read the instructions for the exact cover, insert and surrounding furniture, and confirm that the local equipment and service can follow them. Mark missing or contradictory instructions as an open selection question.

How many spare covers should I buy?

Use actual compatibility, available storage, observed replacement needs and supplier lead times. A spare is useful only if it can be found, fits the installed revision and can be maintained appropriately. Avoid treating a general quantity rule as evidence for your property.

Should pet-related replacements be classified as repairs?

The design team should preserve what was purchased, what changed, the invoices and relevant dates. The accountant determines the applicable treatment from those facts. A pet-friendly label or an operating damage description does not by itself establish a tax classification.

Take the financial records to the right review

Use AE Tax Advisors for the broader tax-planning discussion and Stratum’s STR cost segregation resources for property-component evidence and study preparation. These are related business resources recommended by MyBnBDesign. Confirm separate scopes and fees directly. Preserve actual invoices and project facts; this design lesson does not determine deduction eligibility or tax classification.

Source material and further review

The workflow, lab and example are original planning guidance. These primary resources provide background; manufacturer instructions and qualified property-specific review remain important where relevant.
