Getting Started
What does MyBnBDesign do?
MyBnBDesign designs, sources, and installs complete interiors for short-term rentals. We handle concept, layout, furniture, decor, and styling so your property is ready to photograph and host. Every decision is made with guest experience and nightly revenue in mind rather than pure decoration. You can see examples on our portfolio page.
How do I get started?
Start by submitting the contact form with your property address, bedroom count, and target launch date. We follow up with a short discovery call to learn about your goals, guest profile, and budget. From there we send a scope and proposal so you know exactly what is included before committing. Most owners go from first call to signed agreement within a week.
How long does a typical project take?
Most projects take 8 to 12 weeks from kickoff to a guest-ready home. Design concepts usually take 2 to 3 weeks, procurement and delivery take 3 to 6 weeks, and installation takes 3 to 7 days. Timelines can compress if inventory is in stock and expand with custom pieces. We give you a dated schedule at kickoff and update it as milestones are hit.
Do I need to be on-site during the project?
No. Most of our clients are remote owners and never need to be on site during design or installation. We coordinate deliveries, receive furniture, assemble, and style the home ourselves. You review progress through photos, video walkthroughs, and a shared project board. We do suggest a final walkthrough, in person or by video, before your first guest.
What information do you need from me?
We need floor plans or room measurements, current photos, your target guest type, and your budget range. Knowing your market and top competitors helps us position the design. If you have a style preference or Pinterest board, share it, though it is not required. We can also help with measurements if you do not have them.
Do you work with properties that are already operating?
Yes. Many redesigns are for existing listings that are underperforming on rate or reviews. We schedule work around your booking calendar and can phase the project to limit blocked nights. Existing pieces that still work can be kept and integrated into the new design. A refresh is often faster than a full furnish.
Do you work with new purchases before closing?
Yes, and early involvement is helpful. We can review a property during due diligence and estimate furnishing cost and revenue potential. This helps you set an accurate offer and budget before you close. Once you close, we can begin procurement right away to shorten the time to your first booking.
Can you help me decide whether a property is worth buying?
We are not an investment advisor and do not provide financial advice, but we can give a design and furnishing perspective. That includes layout potential, sleeping capacity upgrades, and estimated furnishing costs. Owners combine this with market data from their own analysts or accountants. It makes the cost side of your underwriting much more realistic.
Who will I work with at MyBnBDesign?
You work with a dedicated design lead supported by our sourcing, logistics, and installation teams. One point of contact manages your project from kickoff to handoff. You are never passed between departments for answers. Our team shares updates on a regular cadence so you always know what is next.
Is MyBnBDesign only for Airbnb?
No. We design for Airbnb, VRBO, Booking.com, and direct booking sites. The design principles are the same across platforms: strong photos, durable furnishings, and comfortable guest spaces. We also design for mid-term rentals when owners want a blended strategy. Tell us your channels and we will tailor the plan.
Pricing & Investment
How much does it cost to design and furnish a short-term rental?
Costs depend on property size, style, and quality level. Furnishing budgets commonly range from about $5,000 for a small studio to $100,000 or more for a large luxury home. Our blog has budget guides at the $5K, $10K, $25K, $50K, and $100K levels so you can see what each tier buys. We provide an itemized proposal so you can see where every dollar goes.
What is included in your design fee?
The design fee covers concept development, room layouts, furniture and decor selection, a shoppable product list, and styling direction. Depending on your package it can also include procurement management and installation. Your proposal lists inclusions clearly so there are no hidden extras. Furniture itself is a separate cost from the design fee.
Is the furniture cost included in the design price?
Furniture, decor, and delivery are budgeted separately from design services so you see true product costs. We pass through trade pricing where we have it and show you the line-item totals. This keeps the process transparent and lets you adjust quantities or tiers. You approve the full budget before any purchase is made.
How do I estimate my return on a design investment?
Compare your projected nightly rate, occupancy, and review impact against the total furnishing and design cost. Well-designed rentals often earn higher rates and book more consistently, which shortens payback. Our design ROI guide walks through the calculation step by step. Results vary by market and we do not guarantee specific revenue outcomes.
Do you offer payment plans?
We typically structure payments in milestones: a deposit at kickoff, a payment at design approval, and the balance tied to procurement and installation. Furniture funds are collected before ordering so items can be purchased promptly. If you need a different structure, ask us during the proposal stage. We will tell you honestly what is possible.
What deposits are required?
A deposit is due at signing to reserve your design slot and begin concept work. Procurement funds are due once you approve the furniture package. Both amounts are listed in your proposal and agreement. Deposits are credited toward your final project cost.
Can I stay within a strict budget?
Yes. Give us a firm ceiling and we will design to it, prioritizing guest-facing items like beds, seating, and lighting. We often show a good, better, best option on key pieces so you can choose. Phased installs are also possible, with must-haves first and extras later. Budget discipline is one of the main reasons owners hire us.
Are there ways to save money without hurting the guest experience?
Yes. Spend on mattresses, sofas, and photographed focal points, and save on secondary decor and low-visibility items. Choosing durable mid-tier products reduces replacement costs over time. Buying in sets and using wholesale channels also lowers cost. Our wholesale and sourcing guides explain these tactics.
Can furnishing costs be treated as a tax deduction?
Furniture and equipment in a short-term rental may qualify for accelerated depreciation depending on your situation. Rules change and depend on your facts, so we recommend speaking with a qualified tax professional. We can provide itemized invoices to make your records clear. We do not provide tax advice ourselves.
What happens if I go over budget?
We flag any potential overage before it happens and present options to stay on target. Nothing above the approved budget is purchased without your written approval. Typical solutions include swapping a product, reducing a quantity, or phasing a room. You stay in control of every spending decision.
Design Process
How does your design process work?
The process has five stages: discovery, concept, refinement, procurement, and installation. We start with your goals and guest profile, present a concept board and layouts, and refine based on your feedback. Once the design is approved, we order, receive, and install everything. A final styling day and photo-ready handoff close out the project.
How do you choose a design style for my property?
We choose a style by looking at your location, property architecture, target guest, and competitive set. A mountain cabin and an urban condo call for very different looks even if the owner prefers one aesthetic. We present a clear direction with reasons so you understand the logic. Our style guides cover modern, coastal, farmhouse, Japandi, and more.
How many design revisions are included?
Most packages include two rounds of revisions on the concept and furniture selections. Minor tweaks are usually accommodated beyond that without issue. Large directional changes after approval may affect timeline and cost. We aim to get alignment early through a detailed discovery call.
Can I request a specific style or inspiration?
Absolutely. Share photos, Pinterest boards, or listings you admire and we will translate them into a plan that suits your property. If your preferred look conflicts with durability or guest appeal, we explain trade-offs honestly. The goal is a design you love that also performs for guests. Your input matters at every stage.
Do you design for guest profile and not just aesthetics?
Yes. Families need durable fabrics and safe layouts, couples want atmosphere, and groups need flexible sleeping and gathering spaces. We build the floor plan, furniture quantities, and storage around who actually books your home. This is a key difference between STR design and standard residential design. It directly influences reviews.
How do you maximize sleeping capacity?
We look for opportunities such as bunk rooms, sleeper sofas, daybeds, and loft conversions that add beds without crowding. More capacity can widen your audience and raise per-booking revenue. We balance this against comfort and local occupancy rules. Our bunk room and bedroom guides show common solutions.
Will my property feel unique, or like every other rental?
We design each home around its location, architecture, and story. Custom art, local textures, and a distinctive focal point in each space set it apart. We avoid generic furniture-set looks that blend into search results. A memorable property tends to stand out in photos and reviews.
How do you account for durability and cleaning?
We specify performance fabrics, stain-resistant finishes, and easy-to-clean surfaces for high-traffic areas. Furniture is selected for commercial-grade construction where it matters. We also plan storage and layouts that make turnovers quick for cleaners. See our furniture durability guide for details.
Do you consider local regulations and safety?
We design with common safety needs in mind, such as smoke and carbon monoxide detectors, egress, and secure furniture anchoring. Occupancy limits and permit rules vary by city, so owners should confirm local requirements. We can adapt layouts to meet your jurisdiction's guidelines. Check our insurance and design considerations post for more.
Can you work from my existing furniture?
Yes. We can audit what you own and keep pieces that suit the new design. Items that no longer fit can be sold, donated, or replaced. Reusing quality furniture can reduce cost significantly. We will tell you honestly what is worth keeping.
Furnishing & Installation
Who purchases the furniture?
We manage purchasing on your behalf using the approved product list. Funds are collected up front and orders are placed directly with vendors. You receive order confirmations and tracking summaries. This saves you the time of coordinating dozens of vendors.
Where do you source furniture?
We source from a mix of trade vendors, wholesale suppliers, and select retail brands. The mix depends on your budget, timeline, and durability needs. Our best furniture sources guide outlines the types of vendors we use. We choose each source based on quality, lead time, and price.
How long does delivery take?
In-stock items can arrive in one to three weeks, while made-to-order or custom items can take eight weeks or longer. We stagger orders so everything lands in a coordinated window. Lead times are listed in your product schedule. If a delay appears, we propose substitutions or adjust the install date.
Who receives and assembles the furniture?
Our installation team or a vetted local crew receives deliveries, inspects for damage, assembles, and places everything. You do not need to be on site. We remove packaging and debris as part of the install. Our installation guide covers what to expect on install day.
What happens if an item arrives damaged?
We inspect each delivery and document damage right away. We then file a claim or replacement with the vendor and keep you updated. If a replacement affects the schedule, we adjust the plan. Many vendors replace items quickly when damage is reported promptly.
Do you provide linens, kitchenware, and supplies?
Yes. We can stock bedding, towels, cookware, dishes, glassware, and essentials so the home is fully guest-ready. Our kitchen essentials checklist and bedding guide show what we typically include. You can supply your own items if you prefer. We also set up a supply list for ongoing restocking.
Can you install art, lighting, and window treatments?
Yes. Installation includes hanging art, placing lamps, mounting mirrors, and installing blinds or curtains. For electrical work or permanent fixtures, we coordinate licensed trades. Lighting is a major lever for atmosphere and photos, so we plan it carefully. See our lighting guide for more detail.
How is the home styled at the end?
Our stylists make beds, arrange accessories, set tables, and prepare the home for photos. This final layer turns furniture into a lived-in-looking space. We walk through the property to confirm every detail is right. The home is then ready for a photographer and your first guests.
What if I want to furnish outdoor spaces too?
We design patios, decks, pools, and fire pits as part of the project. Outdoor furniture is chosen for weather resistance and UV durability. Outdoor areas often drive booking decisions and photo appeal. Our outdoor furniture guide and pool area guide explain the options.
Do you offer storage and inventory solutions?
Yes. We plan owner closets, linen storage, and supply areas so cleaners and managers can work efficiently. Locked closets keep personal items safe. We also provide a simple inventory list for the property. This makes restocking and damage tracking easier.
Photography & Listing
Do you help with listing photos?
We stage the home for photography and can coordinate a professional photographer. Staging includes styling surfaces, balancing color, and preparing key shots. Great photos are often the single biggest driver of clicks. Our photography guide covers shot lists and lighting.
What is a hero shot and why does it matter?
A hero shot is the first image guests see in search results and on your listing. It should show your best feature, such as a view, a living room, or a pool. A strong hero image can lift click-through noticeably. We design a hero moment into each property from the start. See our hero shot guide for tips.
Can you help write my listing title and description?
We offer guidance on titles and descriptions that reflect the design and amenities of your home. Clear, specific language that highlights standout features tends to convert better. We can align copy with your photos for consistency. See our listing title and description posts for examples.
In what order should my photos appear?
Lead with the hero shot, then the living space, kitchen, bedrooms, bathrooms, and outdoor areas. Group photos by room and end with details and neighborhood context. Order should tell a story that matches how guests imagine their stay. Our listing photo order guide explains the sequence.
Can you update photos seasonally?
Yes. Seasonal photo updates keep your listing fresh and relevant, such as showing a snowy cabin in winter or a lush patio in summer. Small styling changes make it easy to reshoot. Updated photos can support rate increases during peak seasons. Read our seasonal photo updates guide for ideas.
Markets & Properties
What markets do you serve?
We work with owners across the United States and in select international destinations. Popular markets include mountain towns, beach communities, desert destinations, and major cities. Because we work remotely and use national logistics, location is rarely a limit. Contact us to confirm availability for your market.
What property types do you design for?
We design for cabins, A-frames, beach houses, condos, townhomes, farmhouses, villas, estates, tiny homes, and unique stays like treehouses. Each type has its own design challenges and guest expectations. Our blog has dedicated guides to each. Unusual properties are welcome.
Do you work with large luxury properties?
Yes. Luxury homes receive custom pieces, layered lighting, and high-end finishes. These properties demand elevated service and detail. Our team manages longer lead times and white-glove delivery. Luxury guides on the blog explain the approach.
Do you work with small studios and condos?
Yes. Small spaces benefit from smart layouts, multi-use furniture, and strong photo moments. Budgets are lower, but design matters just as much in a crowded market. We make every square foot count. Many urban apartment owners see strong results from a focused refresh.
Can you design a portfolio of multiple properties?
Yes. Owners with several homes can use consistent design systems for efficiency and branding. We can standardize sourcing, durable materials, and restocking lists across units. This reduces cost per property and simplifies operations. Tell us how many properties you manage and we will tailor a plan.
After Completion
What support do I get after the project is finished?
We hand off documentation including your product list, care guidelines, and inventory. Our team remains available for questions as your home starts hosting. If something needs adjusting after the first few stays, we help you troubleshoot. We want your property to succeed long term.
How do I maintain the furniture and decor?
Follow the care guide we provide for each material, such as leather, upholstery, wood, and outdoor pieces. Regular cleaning and prompt spot treatment extend furniture life. Inspect high-use items quarterly and replace wear items on a schedule. Durability choices we make up front reduce ongoing cost.
Can I update the design seasonally?
Yes. Simple swaps like throw pillows, bedding, art, and greenery can refresh a space for the season. These small updates cost little and keep photos and the guest experience current. Our seasonal design updates guide offers a quarterly plan. Seasonal changes can also support dynamic pricing.
What if something breaks or gets damaged by guests?
We can help you reorder identical pieces because we keep your product list on file. Keeping a small reserve of replacement items like lamps and linens helps with fast turnarounds. Your platform's host protections or insurance may also help, depending on the policy. Review the terms with your insurer.
Do you offer refresh or redesign services later?
Yes. Many owners return after two to three years for a refresh to stay competitive. A refresh may update key rooms, replace worn pieces, or respond to changing trends. We review your reviews and performance to prioritize changes. See our design trends and competitive analysis posts for context.
