The decision to make
Specify the actual bed frame, mattress and compatible bedding together. Confirm dimensions, assembly instructions, support requirements and access for changing linens. Keep charging, controls, luggage and everyday storage usable. Evaluate window treatments and room lighting from the guest’s sleeping position. Avoid assuming that a product label or a photograph proves comfort for every guest.
How to carry it out
Build the textile inventory around the local turnover process. List beds, sizes, sets in use, spare sets and where clean and used items are stored. Check manufacturer washing and drying instructions against the equipment and laundry service available. Identify bottlenecks from real reset observations. For bathrooms, plan accessible everyday storage, towel placement, cleaning access and the household stock that the manager will replenish.
Worked planning example
Illustrative scenario; not a client case or performance result.
A hypothetical property mixes three mattress sizes and visually similar linen sets. The cleaner loses time finding the right replacements. The host labels storage by room and size, records the installed mattress dimensions and tests a complete reset. The problem is addressed through inventory and workflow rather than buying more unlabeled bedding.
Decision gate: evidence before moving on
Accept the setup after a complete practice reset confirms that the local team can find, clean, replace and store the actual inventory.
Build the working record
Use one record per property and decision. Replace the prompts with verified information, retain the source documents and mark anything that still requires confirmation. Assign a person and a date to open questions instead of leaving them buried in conversation.
| Field | Your property evidence | Owner / next action |
|---|---|---|
| Room and installed bed dimensions | [Record verified facts or mark unresolved] | [Name and date] |
| Frame and mattress instructions | [Record verified facts or mark unresolved] | [Name and date] |
| Linen sizes and labeled storage | [Record verified facts or mark unresolved] | [Name and date] |
| Care method and laundry capacity | [Record verified facts or mark unresolved] | [Name and date] |
| Bathroom stock and replenishment owner | [Record verified facts or mark unresolved] | [Name and date] |
| Reset observation and issue | [Record verified facts or mark unresolved] | [Name and date] |
| Corrective action and retest | [Record verified facts or mark unresolved] | [Name and date] |

Use the record with your project team
Start with the current approved revision. Send the same document to the owner, designer and local coordinator so each person can see which decisions are settled. Keep quotes and manufacturer information attached to the relevant line. When a decision changes, record what changed, why it changed and which downstream documents must be updated.
At the next review, compare the installed or contracted result with the recorded requirement. Close an item only when the required evidence exists. If the record describes a planned purchase, do not relabel it as installed inventory until receiving and site checks confirm it. If the property is already operating, schedule work around the actual calendar and communicate the affected rooms and amenities to the person responsible for listing accuracy.
