9 Checks for Comparing Airbnb Furnishing Quotes
Two Airbnb furnishing quotes can show the same bedroom count and describe very different projects. A shopping list, a delivered furniture package and an installed property are different deliverables. Compare the work remaining after each provider finishes before choosing by the total at the bottom of the proposal.
Work through the decision
Use one room inventory
Send each bidder the same measured room list, intended guest group and existing inventory. Ask each to identify the exact quantities included. If one quote assumes a sleeper sofa and another includes separate beds, record that difference before comparing furniture allowances.
Separate design fees from goods
Identify the planning fee, furniture allowance and purchasing arrangement. Ask whether prices are estimates or approved selections and who keeps any trade discounts. An attractive allowance does not establish the final amount you will pay for the approved inventory.
Trace freight to the actual address
Ask which delivery stages are included: freight terminal, warehouse, driveway or placement inside each room. Describe stairs, narrow entries and parking constraints. A line labeled shipping should say who resolves access restrictions and reschedules a failed delivery.
Name the receiving party
Confirm who checks cartons, counts pieces, photographs damage and submits claims within the supplier's required window. If receiving is yours to arrange, compare that cost and time separately. Delivery confirmation alone does not establish that the correct furniture arrived undamaged.
Define assembly and installation
List bed assembly, hardware, placement, packaging removal and any mounting work separately. Identify work that requires a qualified local provider. Ask what happens when an installer finds missing hardware or a wall condition that prevents the planned installation.
Write a substitution rule
Require approval when a replacement changes dimensions, material, care instructions, appearance or delivery timing. Record the price adjustment. A similar-looking sofa can change the room layout, so a general permission to substitute is not enough for a constrained space.
Separate staging from photography
Ask whether the service includes styling, a photographer, image editing, image rights and a return visit. Confirm which installed rooms will be photographed. Photos taken before outstanding items arrive should not be treated as evidence that the complete scope is finished.
Identify the launch dependencies
Request a sequence tied to possession, measurements, approvals, receiving and installation. Ask which dates are commitments and which are targets. Compare the cost of unresolved tasks and the person responsible for them rather than assuming every proposal promises the same opening date.
Require an operating handoff
Ask for an installed inventory, product identifiers, care instructions, warranty information and an open punch list. Confirm who trains or briefs the turnover team. A beautiful reveal is useful, but the operator also needs to know what to replace when a piece fails.
Worked example
Illustrative comparison: Proposal A includes furniture and curbside delivery. Proposal B also includes receiving, assembly and removal of packaging. Do not simply add a guessed installation premium to A. Request written local quotes for the missing tasks, assign an owner and compare the combined scope. Neither proposal is automatically the better fit.
Your next step
Create a comparison sheet with columns for task, included quantity, price basis, responsible party, exclusion and unresolved question. Send the same questions to every shortlisted provider and retain their written answers beside the current proposal.
Common questions
Should I choose the lowest furniture allowance?
Only after checking that the inventory, specifications and remaining work meet your project needs. A smaller allowance can reflect a smaller scope rather than a lower price for the same work.
Can a quote guarantee rental revenue?
Treat revenue projections separately from contracted design deliverables. Furnishing decisions are only one of several influences on bookings and operating results.
